Fast Track Principle
Our priority is to consolidate the requirements of Municipalities, Developers, and Producers to ensure quick and efficient development. Through an integrated BIM process, we have developed a design system that is optimized to comply to the needs and regulations of different disciplines.
With the implementation of manufacturer products, programming, and different by-laws, we are able to create integrated pre-designed modules to accelerate development and construction resulting in the development of Fast Track.



Parking Layout
Throughout the many jurisdictions in the GTA, we have taken the largest parking dimension requirement allowing us to comply with any parking by-laws.

Grid Design
Hollow Core
By exploring standard hollow core spans in correlation to parking, the dimension of 4 parking spots with a 7m drive aisle results in a 10" Hollow Core with a max span of 38'.
Grid System
The parking layout forms a standardized grid bay which acts as a foundation to the design process of Fast Track projects.
Grid Variety
By using the grid bay layout, we can develop a full grid system that can be shaped to have different potential forms.
Wall Structure
The shear walls are developed using the grid system as a guideline to create the overall form of the building.
These structural walls will act as the boundaries to implement our module systems in between to develop the layout.
Quick Development
The Fast Track process consolidates different trades to develop projects quickly through design and construction with an integrated BIM process that maintains high-detail and quality.
Site
The grid system is established depending on the layout of the site. The grid will act as the foundation to the development of the project to portray the overall building footprint.

Pre-Designed Systems
Our Module Library consists of numerous variations of pre-designed unit types, service modules, stair modules, and elevator modules that complete the overall building.
These modules include integrated design and are standardized components that can be re-used for any project.

Material Options
